Tips for Sellers
Walk through your home with your RealtorŪ and carefully explain everything you've done to create the value that buyers are looking for. Tell your RealtorŪ what you've done, when you did it, who did the work, and how much you spent on those upgrades. All of this information is important for your potential buyers.
Listen carefully to the research your RealtorŪ has done about your area and the market before you decide on a price.
"Stage" Your Home:
Lighting: Create a warm environment with the right lighting. Make sure you don't have any bulbs that are out, including the ones outside.
Clean it up: Even if you house is sparkling clean watch for things that might detract from that appearance. Put away any clutter and arrange furniture to give you an open, large feel to your rooms. Do the same with your yard by making sure the grass is cut, shrubs have been pruned, and there is a fresh layer of mulch down.
Do a little extra: Check around the outside the house to see if there are any areas that need washing. Put away your pet items like carry boxes and food bowls. Make sure your bathrooms have personal items hidden away.
